Bramber Neighbourhood Plan: Call For Sites.

Background:
A Neighbourhood Plan is a mechanism for helping communities, including both local residents and businesses, to help influence the planning of the area in which they live and work.

It covers the period up to 2031 and can be used to:
•    Develop a shared vision for the Parish.
•    Propose where new homes, shops, offices and other development should be built.
•    Identify and protect important local green spaces.
•    Influence the location, type, design and density of any new buildings.
•    Align any developments with the available infrastructure and environment.

Bramber is preparing a Neighbourhood Plan, under the provisions of the Localism Act 2011.
As part of its work in assessing future development needs, the Bramber Neighbourhood Plan Steering Group is calling upon landowners and agents of land within the Parish to put forward sites they wish to be considered for development in Bramber Parish.

Why are we calling for sites?
The site suggestions received will be assessed using criteria agreed with Horsham District Council (HDC) and those sites meeting the criteria will be allocated within the Bramber Plan. This process will not commit the land owner/developer in any way and, should they wish to proceed further, the formal Planning Application process with HDC and/or South Downs National Park will be necessary.
The proposals can be for a wide range of development uses. In this context, the term ‘development’ applies to any use of land within the boundaries of the Parish: examples include housing, sport and recreation, public utilities, business premises, etc.

Please reply by July 13th 2018, ensuring that you include the following information:
•    Site Name.
•    Site Address.
•    Site Plan (showing red line boundary of proposed site on an Ordnance Survey map).
•    Site area in hectares.
•    Ownership details.
•    Proposed use (Housing/Employment/Mixed use etc.).
•    Time scales for delivery.
•    Any Community benefits the allocation could bring and any known barriers to delivery.
•    Previous planning history.
•    Proposed access to the site.
•    Any legal implications.

Please note that sites for housing of less than 0.25 Hectare are unlikely to be considered as Neighbourhood Plans are based on developments of 6 houses or more.
